Neighbour Co-Living Redefines Affordable Rent in Victoria

A new housing model is arriving in Victoria, and it promises to change the game for those seeking co-living and affordable rent. Launching August 1, Neighbour—a bold, $100 million project by Townline Homes—introduces Canada’s first large-scale co-living hub at 1468 Vancouver Street. With furnished suites starting at just $1,275 per month, the 15-storey tower merges private comfort with shared amenities in a way Victoria has never seen before.

How It Works: Co-Living with Comfort and Style

Unlike typical rentals, co-living at Neighbour means renting a fully furnished private room—some with ensuite bathrooms or patios—while sharing modern kitchens, lounges, and common spaces. Utilities, Wi-Fi, cleaning services, and personal storage lockers are all included in the rent, making it a hassle-free experience.

Meanwhile, traditional renters can opt for standard one-bedroom apartments starting at $1,975. The entire building shares premium features like a gym, poker and music rooms, work pods, and over 10,000 square feet of community space.

Designed for Autonomy, Built for Community

“Everyone values something different,” says Townline President Daryl Simpson. “Some prioritize views, others want privacy or social connection.” Neighbour lets tenants choose their level of interaction, supported by flexible leases ranging from three to twelve months. Whether you’re a student, a newcomer, or recently retired, the concept suits many lifestyles.

Interestingly, interest is coming from more than just millennials. “We’ve seen renters in their 50s and 60s drawn to the community vibe,” Simpson adds. Some are new to the city, others are looking for connection after personal life changes.

A First for Victoria—and Canada?

Neighbour includes 54 co-living suites with 3–5 bedrooms each, along with 67 standard units. It’s the first co-living tower of its scale in Canada. Townline originally planned the project as conventional housing but pivoted in 2021 due to rising costs and low vacancy rates.

“It’s bold,” Simpson admits. “But that’s why we think it’ll work.” The team will monitor its success closely, with an eye on replicating the model in future developments.

A New Chapter in Urban Renting

With housing affordability remaining a challenge and vacancy rates near 2.7%, Neighbour offers a flexible and financially accessible alternative to traditional renting. It’s not just about saving money—it’s about building community in a city where connection and convenience are more valued than ever.
