In a major move set to reshape student housing and urban living, Surrey is gearing up for the Education Mega Centre—a dynamic mixed-use project developed by Global Education Communities Corp. (GECC) in collaboration with the Pure Group of Companies. This 49-storey marvel is not just a skyscraper; it’s a future-ready ecosystem designed around students, education, and convenience

Mixed-Use Living with Education at Its Core

Approved by the City of Surrey through a development permit, the EMC will house:

  • One floor of retail space
  • Two floors of commercial space
  • Three amenity and mechanical levels
  • 43 floors dedicated to student-focused market rental units

In total, the building will accommodate 1,380 residents. This design goes beyond just providing a place to stay. Instead, it crafts a lifestyle tailored for students, faculty, and educational staff.

A Living Experience Designed for Students and Faculty

Unlike traditional housing, these fully furnished rental units are built around student needs. Expect:

  • Regular housekeeping
  • Enhanced security
  • Dedicated spaces like a video conferencing zone, fitness centre, computer labs, and a quiet lounge
  • Shared social spaces including a coffee shop and games room

Importantly, some units will be reserved for faculty and staff working with GECC’s partner institutions, making it easier to live and work in one integrated location.

Strategic Location and Seamless Transit Access

Located close to major public transit routes, the EMC ensures students remain connected to every part of Metro Vancouver. And that’s not all—Surrey is home to at least 14 colleges and universities, yet none currently offer dedicated housing solutions for their students. This project fills a massive gap, offering a long-overdue answer to Surrey’s rising education demands.

Construction Timeline and Urban Synergy

Construction is set to begin before the end of 2025, starting with excavation. GECC expects to complete the EMC by the first half of 2029. The development’s timing is no coincidence—it aligns perfectly with key urban projects including the Surrey-Langley SkyTrain extension, the upcoming Cloverdale Hospital, and planned expansions of SFU and UBC campuses in the region.

“We’re proud to partner with Pure Group on this transformative initiative,” shared Toby Chu, chairman and CEO of GECC. “This centre is about more than buildings—it’s about giving international and domestic students a safe, vibrant home base in Metro Vancouver.”

Pure Group’s President & CEO Steven Evans echoed this enthusiasm, highlighting their commitment to delivering high-quality, on-time development. “We strongly believe in Surrey’s growing role in the region,” Evans said. “And this project is an ideal fit for the city’s expanding urban vision.”
