Surrey’s real estate market showed signs of renewed activity in June 2025, bringing cautious optimism to both buyers and sellers across the city. With prices holding steady and inventory growing, the balance appears to be shifting slightly in favour of homebuyers—especially those entering the market for the first time.

Prices Hold Steady Amid High Inventory

As of June, the average sale price for residential properties in Surrey sits at approximately $1,031,675, with detached homes commanding higher values and condos offering more affordable entry points. While this figure reflects only a slight change from May, it suggests growing stability after months of price volatility.

The median listing price has climbed to nearly $1.3 million, according to recent market data. However, this increase is more reflective of new inventory entering the market at higher price points rather than a broad-based rise in property values.

Properties Moving at a Moderate Pace

Homes in Surrey are currently spending an average of 26 days on the market, indicating a healthy pace of sales without the bidding wars and frantic activity seen during past peaks. Buyers have more time to evaluate options, while sellers are adjusting expectations based on local demand and market conditions.

The sales-to-active listings ratio is hovering around 11%, officially placing Surrey in a buyer’s market. This is below the balanced market range (12–20%) and suggests that buyers are gaining some leverage in negotiations.

Inventory across Surrey and the wider Fraser Valley region has grown significantly this spring.
