Surrey Real Estate Market Snapshot – June 2025

Surrey’s real estate market showed signs of renewed activity in June 2025, bringing cautious optimism to both buyers and sellers across the city. With prices holding steady and inventory growing, the balance appears to be shifting slightly in favour of homebuyers—especially those entering the market for the first time.

Prices Hold Steady Amid High Inventory

As of June, the average sale price for residential properties in Surrey sits at approximately $1,031,675, with detached homes commanding higher values and condos offering more affordable entry points. While this figure reflects only a slight change from May, it suggests growing stability after months of price volatility.

The median listing price has climbed to nearly $1.3 million, according to recent market data. However, this increase is more reflective of new inventory entering the market at higher price points rather than a broad-based rise in property values.

Properties Moving at a Moderate Pace

Homes in Surrey are currently spending an average of 26 days on the market, indicating a healthy pace of sales without the bidding wars and frantic activity seen during past peaks. Buyers have more time to evaluate options, while sellers are adjusting expectations based on local demand and market conditions.

The sales-to-active listings ratio is hovering around 11%, officially placing Surrey in a buyer’s market. This is below the balanced market range (12–20%) and suggests that buyers are gaining some leverage in negotiations.

Surge in Listings Creating More Choice

Inventory across Surrey and the wider Fraser Valley region has grown significantly this spring. The region has seen a 13% increase in active listings in the past month alone, totaling over 6,700 available homes on the market. This is the highest supply level in nearly a decade, creating more choices for buyers and contributing to price stabilization.

More sellers appear to be returning to the market as interest rates begin to ease and confidence slowly rebuilds.

What This Means for Buyers and Sellers

For buyers, this is a welcome window of opportunity. More listings mean less pressure to rush, and prices appear to have plateaued for now. Those who were previously priced out of the market might find this summer a good time to re-engage.

For sellers, pricing strategically is key. While demand remains relatively healthy, especially in well-connected neighbourhoods, the competition from other listings means that overpricing could lead to longer time on the market.

Outlook for Summer 2025

With mortgage rates expected to gradually decline throughout the rest of the year, Surrey’s real estate market may gain further traction. However, experts predict a slow and steady rebound rather than a sharp rise in prices.

Market watchers will also be keeping a close eye on upcoming housing policy changes at both the provincial and municipal levels, which could further influence pricing trends and buyer behavior in the months ahead.

Final Thoughts:
June 2025 marks a period of transition in Surrey’s housing market. While sellers adjust to rising inventory levels, buyers are enjoying greater flexibility. Whether you’re looking to move, invest, or simply understand the local real estate climate, now is the time to pay close attention.
