Approved by the City of Surrey through a development permit, the EMC will house:
- One floor of retail space
- Two floors of commercial space
- Three amenity and mechanical levels
- 43 floors dedicated to student-focused market rental units
In total, the building will accommodate 1,380 residents. This design goes beyond just providing a place to stay. Instead, it crafts a lifestyle tailored for students, faculty, and educational staff.

And that’s not all—Surrey is home to at least 14 colleges and universities, yet none currently offer dedicated housing solutions for their students. Construction Timeline and Urban Synergy
Construction is set to begin before the end of 2025, starting with excavation. GECC expects to complete the EMC by the first half of 2029. The development’s timing is no coincidence—it aligns perfectly with key urban projects including the Surrey-Langley SkyTrain extension, the upcoming Cloverdale Hospital, and planned expansions of SFU and UBC campuses in the region.
